Good Morning Brookline,
There was a flurry of overnight activity resulting in a total of 16 new available properties worth $20.8M for the week. Additionally 23 more properties went under agreement clearing $35.8M off the market. Despite all of the activity we still have nearly 50% more inventory than last year and around $87M less in volume on the open market $33M of which can be attributed to Woodland’s asking price. Even without that property we’re still looking at a differential of around $50M.
In Brookline 24% of our housing stock is made up of single family homes (which tend to be higher $$$) but that segment makes up only 13% of our available inventory. Right now there are only 10 properties over $2.5M on the market vs. 26 last year. In order to bridge that $87M divide we’re going to have to list high-end inventory on the market and that may not come until people start moving back to the city.
There are a lot of contributing factors here but simply put there are 25 open houses in Boston over $2M in vs only 2 in Brookline this weekend at the same price point (there are 24 total). So if your sellers are even thinking about making the move back or into Boston now maybe be the perfect time for a deal before the Spring Market really heats up…
